Cushman & Wakefield Director Gordon Messinger Negotiated an 8,000-Square-Foot Lease on Behalf of Building Owner Millennium Partners
Messinger, representing building owner Millennium Partners, brokered a 10-year, 8,000-square-foot lease with HSBC. JLL’s Scott Sheron represented HSBC, which is expected to take occupancy by the end of the third quarter.
HSBC will relocate its Latin American International Center to Four Seasons Tower from 55 Miracle Mile in Coral Gables. The Latin American International Center is dedicated to serving the needs of Latin American clients with banking and business interests in the United States.
HSBC will occupy the balance of the 11th floor, which is also home to Kenny Nachwalter, P.A. The floor was previously occupied by Price Waterhouse Coopers. HSBC also has a retail, private and international banking presence in the building. The new lease brings the bank’s total occupancy to more than 90,000 square feet, making it the largest tenant in Four Seasons Tower.
Since 2014, Messinger has negotiated nearly 90,000 square feet of leases in Four Seasons Tower, helping bring occupancy in the building from 60 percent to near full occupancy. Messinger brokered leases with major tenants such as Kenny Nachwalter, IMS Internet Media Services (IMS), REV Group, Rainmaker Group, Trend Micro, Carmignac, and Kasowitz, Benson, Torres & Friedman LLP.

Four Seasons Tower is a 70-story, 1.5 million square-foot, mixed-use high-rise. The building features 250,000 square feet of Class A office space, the five-star Four Seasons Hotel Miami housing 222 luxury rooms and 84 condo units, 186 residential units, and 14,000 square feet of banquet space. It is also home to Equinox, a state-of-the-art 50,000-square-foot fitness center, and the Edge Steak and Bar.
