To manage a multipurpose complex requires focus in meeting the needs of different audiences

Located in Alphaville, it became an important case for the company because its management requires special methodologies and processes to efficiently meet the needs of different audiences. “We have the offices users, the audience that goes to mall stores and also the guests of Blue Tree Premium Alphaville hotel, all in a common and unique space, with different routines and expectations”, explains Cezar Calabró, Operations Regional Manager.

According to him, this is the biggest challenge in this type of management. He mentions, for example, several daily life adjustments in the operation for the good functioning of the Complexo. “We had to change the times of loading and unloading of goods, which cannot be done during lunch hours due to the movement of people in the mall, and we also created new standards to perform repair and maintenance works, which cannot be done during the night, just like other business buildings, in order to not bother the hotel guests”, says Calabró.

Management of a multipurpose complex, due to these special features, requires expertise and a good portfolio of suppliers, so that daily operations run effectively. Complexo Madeira, developed by Alphapar and Grupo Tivoli, is one of the most modern business projects in Alphaville and was a sales success at the time of launching. Altogether, there are 55 thousand square meters of area managed by Cushman & Wakefield.
