Workforce Solutions Relocating North Austin Career Center to New 70K-SF Facility at Northview Business Center

Move to larger facility will increase the non-profit’s ability to serve clients and employers.

AUSTIN, June 11, 2019 – Workforce Solutions Capital Area, a private, publicly-funded non-profit organization focused on connecting and aligning the efforts of the regional workforce system, is moving its flagship North Career Center to a new 70,508-square-foot facility at Northview Business Center. Cushman & Wakefield assisted the non-profit in their property search and negotiation.

Workforce Solutions expects to move into the new facility, located at 9001 North IH 35 Suite 110, in July. The property will enable Workforce Solutions to greatly expand its capacity to serve job seekers and employers in the Austin area. In fact, the new facility will be the largest, most comprehensive American job center in operation in Austin and Travis County.

Tamara Atkinson, CEO, Workforce Solutions – Capital Area

“We are excited to be moving into a larger, more intentional, more inclusive space,” stated Tamara Atkinson, Chief Executive Officer, Workforce Solutions Capital Area. “Workforce development services are needed in the community during both healthy and challenging economic times. Our career centers are a place for job seekers to connect with the right employers in our region, and for employers and job seekers to determine upskilling opportunities to advance their businesses and careers. The new North Career Center is going to transform our ability to deliver these crucial services for the Austin/Travis County community while allowing us to save nearly 40% in rent and operating expenses long-term. As stewards of public and philanthropic funds, we recognize the importance of maximizing an investment without sacrificing service.”

Benefits of the new flagship facility include:

    • Located just south of Rundberg to more closely align with client needs.
    • Increased career center space to better serve job seekers and employers.
    • Expanded client access to workforce-related services and staff: job counseling and matching, job training, job seeker workshops, subsidized off-site child care, employer job fairs, veterans’ services, disability employment services, and community-based programs.
    • Tripled the number of conference rooms and meeting spaces to accommodate job seekers, employers, and community needs for collaborative space.
    • Increased total work stations to accommodate new partnership opportunities, including 42 new vocational rehabilitation field and administrative staff. (Vocational rehabilitation serves people with physical or cognitive disabilities, including blindness or visual impairment.)
    • More comprehensive staff services to assist the Austin/Travis County community.

TriGate Capital has made several strategic capital improvements and significant additions to Northview Business Center since acquiring the property nearly five years ago, including adding a food truck court with covered seating, updating both interiors and exteriors with paint, new landscaping and stoned columns, and adding a best-in-class pylon and wayfinding signage.

Rick Whiteley, Bob Wynn, and Richard Whiteley, all members of the Tenant Advisory Group at Cushman & Wakefield, represented Workforce Solutions during the entire process — from evaluating their current and future needs and determining the cost-benefits of all options, to conducting an extensive and competitive market analysis and negotiating the terms for the best option.

“From every interaction top to bottom, the Cushman & Wakefield team has been indispensable,” Atkinson recalled. “I can honestly say that we would not be moving if it were not for them. Their expertise, dedication and professionalism helped us create the career center of the future while staying within a tight budget and timeline.”

Rick Whiteley, Executive Director, Cushman & Wakefield

For the Cushman & Wakefield team, the experience is an exceptionally fulfilling opportunity. “We were honored to have be chosen to serve such an impactful organization like Workforce Solutions Capital Area as they go to the next level to achieve their mission to lead the region’s workforce system in the development of a world-class workforce,” said Rick Whiteley, Executive Director with Cushman & Wakefield.

“We fully understand the importance this move will have on the future success of the organization and how it will greatly enhance their abilities to serve Central Texans and employers in Travis County. It was imperative that we explored all options — which included staying where they are currently — and provided a complete evaluation of how each option would impact their mission. We believe Workforce Solutions made the absolute best decision for their clients,” Whiteley concluded.

Workforce Solutions partners closely with Travis County and the City of Austin to ensure businesses in the local community have the talent they need to thrive, and help residents secure gainful employment while their children prepare for educational success in quality, off-site child care centers.

“Just as our work in the community is not done in a vacuum, the expansion and re-imagination of our flagship North Career Center was not either,” Atkinson said. “We are honored that both the County and the City have agreed to support the brick and mortar of our new North Career Center while continuing to support the work of the local workforce development board.”
